Marshall Construction were appointed to take over and complete this 3,200 sq ft bespoke bungalow in Meppershall, Bedfordshire after the original contractor became unable to continue due to ill health. The project required careful integration of existing groundwork with our own construction methodology, plus sensitive management of a tight-access site within a small close subject to weight restrictions across shared driveways. Delivered in 18 months across two planned phases.

When Marshall Construction took over the Meppershall site, the piles and ring beams had been installed and the concrete pour completed. From that point, our team carried out all brickwork up to DPC, installed a new drainage system throughout, and constructed a full block-and-beam floor system across the property.
The home’s layout is primarily a spacious single-storey footprint, with a feature first-floor addition comprising a bedroom, en-suite and walk-in wardrobe — providing flexibility without compromising the bungalow character.
The structure was traditionally built, incorporating multiple single-pitched roof forms, exposed glulam purlins and vaulted ceilings spanning the majority of the ground floor.
A standout feature of the design is the large glazed entranceway, combining full-height glass panels with carefully detailed brickwork. Several architectural brick features run across the façade, including decorative brick heads and a striking basket-weave brickwork panel above the garage doors. Marshall Construction completed a full internal specification and finish, including the entire garage fit-out.
The Meppershall property was designed with a strong focus on energy efficiency. Key systems include:
Together, these systems allow the property to run with minimal reliance on the grid, drawing limited mains power only when required — a significant advantage for the long-term running costs of the home.
The project was delivered in two planned phases:
A short three-month pause between phases allowed the client to complete the sale of her previous home, enabling a smooth financial transition without disruption to the programme.
The interior features over 250 sqm of underfloor heating across the ground floor, with traditional radiators serving the first-floor suite. A notable internal highlight is the large open-plan kitchen and vaulted living area, with a ceiling height reaching approximately five metres from ridge to finished floor level.
The space was carefully detailed and decorated to the client’s taste, designed to create a feeling of volume, comfort and light — an ideal centrepiece for her forever home.
Despite access constraints and logistical challenges, the full project was completed within 18 months, including the planned pause between phases. The client moved into her new Meppershall home at the end of 2024, with external works finalised shortly afterwards.
She has since settled in exceptionally well, and Marshall Construction continues to provide occasional support — from thermostat adjustments to routine check-ins — to ensure the property remains perfectly suited to her needs. This project was delivered with minimal variations and excellent collaboration with the client, culminating in a high-quality, future-proof home designed for comfort, longevity and ease of living.
