Although the original front elevation was retained, the remainder of the property underwent extensive structural alteration. The existing roof and rear section were completely removed, allowing the ground floor to be extended and a new first floor formed above. To create the upper level, Marshall Construction installed cranked steelwork, enabling the formation of the first floor while maintaining the required head heights and roof geometry. A new hand-cut roof was constructed above, forming a fully insulated loft space with a large dormer – creating an entirely new floor that had not previously existed within the property.
The structural scope included removing the original roof structure, demolishing and rebuilding the rear section of the property, extending the ground floor by approximately 850 sq ft, installing cranked structural steelwork, constructing a new hand-cut fully insulated roof, and forming a large dormer to maximise usable loft space.
Once works commenced, it became clear that the existing drainage depths and locations were not as originally surveyed. Rather than allowing this to delay or compromise the scheme, Marshall Construction worked closely with the structural engineer to develop a robust solution – reinforced cantilevered foundations on two sides of the property and a bridging concrete slab over the drain running through the central section of the build.
The property was finished to a high standard throughout, with Marshall Construction delivering the complete internal fit-out. Works included underfloor heating across the ground floor, bespoke oversized pocket door installation, new services and internal layout alterations, and full finishing works to client specification.
Externally, the property was finished with a clean through-colour render system, complemented by aluminium windows and doors. Marshall Construction also completed a new driveway and patio to the client’s specification, bringing the full transformation together.
Eastwick Crescent demonstrates Marshall Construction’s ability to manage complex structural alterations, problem-solve on site and deliver a complete high-quality finish. Despite the drainage and foundation challenges, the project was delivered successfully through close coordination with the structural engineer. The result was a beautifully transformed home – significantly larger, modern in finish, and complete from foundations to roof.
