Marshall Construction delivered a full knockdown and rebuild of a five-bedroom property and detached garage on a prestigious private estate in Northwood, North West London. The original structure was suffering from significant subsidence and required complete demolition before construction could begin. The result is a 5,500 sq ft, three-storey luxury home with an anticipated market value of £3.5 million.

The Northwood project began with Phase One: full demolition, site clearance and the installation of extensive groundworks. The site sat on clay, requiring a piled foundation system with ring beams, piling mats and a full replacement drainage network designed to serve the new home. New gas and electric mains were also installed as part of the infrastructure upgrade.
Where possible, materials from the original house were reused – most notably salvaged bricks, which were incorporated into the new extension elements. This added a layer of sustainability to the build and preserved a tangible connection to the property’s original structure.
Marshall Construction built a 5,500 sq ft traditional-style home spread over three floors. The building features blockwork construction with a rendered exterior, alongside a steel-framed, hand-cut timber roof structure. Underfloor heating was installed across all three levels for modern comfort throughout.
Phase One concluded at full first-fix stage, with temporary stairs and handrails installed, screeds completed, and first-fix plumbing and electrics in place. The client’s development strategy meant the project was delivered in planned phases, with a six-month pause between Phase One and Phase Two, and a further three-month pause before Phase Three commenced.
Phase Three involved full interior finishing — plastering, tiling, second-fix electrical and plumbing, and installation of all bathrooms. The client supplied their own kitchen, which Marshall Construction installed as part of the fit-out.
Throughout the final phase we also managed several client-appointed contractors, including the landscaping team, ensuring coordination and quality control across the entirety of the works.
After approximately 18–24 months — including planned phased breaks — the Northwood knockdown rebuild is now fully completed. The result is a meticulously built, high-specification family home shortly to be brought to market with an anticipated value of £3.5 million.
