Structural Alterations & Roof Reconstruction
One of the most technically significant elements of this project was the complete removal and reconstruction of the existing roof structure. This was required to reduce first-floor ceiling heights sufficiently to create a compliant and practical loft conversion — a precise piece of structural planning that allowed Marshall Construction to maximise usable space while maintaining a well-proportioned internal layout throughout.
The structural scope included a part single and part double-storey extension, full loft conversion, complete roof removal and reconstruction, first-floor ceiling height alterations, and a full back-to-brick renovation across the entire property.
External Works & Traditional Detailing
Externally, the property was finished with a high-quality rendered façade and clay roof tiles, giving the home a clean and refined appearance while retaining a traditional residential character. A new external chimney was constructed complete with new chimney pots and liner, adding architectural detail back into the elevation.
External works also included a new sawn Indian sandstone patio, new driveway, and new front garden walls — delivering a complete external transformation to match the quality of the interior.
Internal Fit-Out & Luxury Finish
Internally, Pinn Way was finished to a very high standard with a strong focus on detail, proportion and craftsmanship. The property was fully rewired, replumbed, plastered and decorated throughout, with every surface and finish delivered by Marshall Construction.
The interior specification included parquet flooring, decorative wall panelling, bespoke fitted units, LED lighting details, cornicing throughout, and full painting and decorating — creating a warm, elegant family home finished to a luxury standard.
Award Recognition
This project was awarded a Regional Award at the LABC Building Excellence Awards 2025 in the category of Residential — Best Conversion or Alteration to an Existing Home for the London region. The recognition reflects the complexity of the structural works, the quality of the finished build, and the level of care taken at every stage of the project.
